What’s the temperature in Naples Real Estate? Over 180 residences are offered for at least $10 million and one for $295 Million.

This week, an extraordinary listing on the ultra-high Naples real estate market garnered international attention: a waterfront residential compound for $295 million.

The announcement of a property known as Gordon Pointe, however, didn’t cause the Naples real estate market to explode on the internet; in fact, it wasn’t even that hot because of that one unusual listing.

What’s the temperature in Naples? MLS data indicates that there are currently 187 homes or properties listed in Naples for more over $10 million. 48 of the 187 have more than $20 million, while 17 have more than $30 million, according to a recent article in Business Observer by Mark Gordon.

In contrast, there are now ten properties in the Tampa market listed for at least $10 million, the most expensive of which is a $21 million mansion on Davis Islands. MLS data shows that there are 21 houses in Sarasota that are listed for $10 million or more, with the highest price being $29.95 million in the Harbor Acres neighborhood.

Naples is even closing in on the $10 million and up King: Palm Beach County, which has 253 listings in that range. Yet several Naples brokers, agents and real estate firm spokespeople say that while the $295 million listing might be far-fetched and the actual sale price will likely be far less, the overall Collier County market metrics aren’t out of whack
