Florida leads the country in the number of newly listed homes.

While the lack of residential inventory has long been a source of frustration for Realtors in the area, a recent survey claims that Florida is overflowing with real estate listings.

So much so that the Sunshine State leads the nation in this widely followed category, with 20,655 new house listings per 100,000 properties over the last three years. Ruby House Luxury Real Estate in California conducted a study that tracked new house listings across the country from January 2020 to June 2023, according to a recent article by Mark Gordon of the Business Observer.

According to the report, at least 1.7 million property listings were added to Florida during that time, or 42,365 new listings every month. That represents a minimum of 10% of the country’s total new inventory: Every month, almost 400,000 new homes are listed for sale all over the nation.

Geographically, the states that come after Florida in the ranking are significantly separated. Second place went to Idaho, then South Carolina, Utah, and Nevada.

Unsurprisingly, a large number of the top 10 states also rank highly when it comes to the number of new residents or net migration gains. A minor surprise is what? None of the top 10 states include California, New York, or Illinois, states with significant exit rates in reports. It makes sense that house listings would appear after such a mass migration.

“New property listings appear most frequently in the South and West, with no Northeast or Midwest states ranking among the top spots,” the research says in reference to one particular data nugget. (Delaware is the lone state from either region and is ranked ninth in the report.)

According to the research, the South has the highest average number of new postings available each month—172,280—among the states. Comparatively, the East sees 89,644 new listings each month, compared to the Midwest’s 82,669 and the Northeast’s 58,285 new listings.
