Redevelopment proposal for the Golden Gate Golf Course.
On June 25, 2019, the Board approved the acquisition of the Golden Gate Golf Course located at 4100 Golden Gate Blvd. The Golf Course property has been successfully rezoned to MPUD to allow the re-development of a golf course, group housing, government facilities, and residential dwelling units.
Several aspects of the Golden Gate Golf Course redevelopment project are in process. Notably, the Renaissance Hall workforce housing project is in the final stages of financing and permitting, the State Veterans Nursing Home project is proceeding, and the Golden Gate Golf Course Hotel is in the process of being redeveloped into workforce/affordable housing.
With the departure of Big Shots as our golf course redevelopment partner, the golf course itself has been on hold pending exploration for a new partner.
Below is information that Reinhold Schmieding and Cindy Darland have provided as an uninvited proposal for the redevelopment of the Golden Gate golf course:
I have discussed this proposal with Mr. Schmieding and Ms. Darland and it appears to address the myriad of issues that must be considered by the County Commission. If the decision of the Commission is to move forward with this, the County Attorney will have to advise staff on how to proceed with an Invitation to Negotiate to determine if other development groups will have an interest is submitting a response to the Invitation to Negotiate.
My objective is to begin negotiations for a long-term lease as soon as it is legally possible with this group or another qualified group that the County Commission determines.

Presentation/Proposal for the former Golden Gate Golf Course: To design, build, and operate a 9-hole public golf course, driving range, short game area, and clubhouse with a restaurant open to the public, along with a First Tee learning center. Fees associated with golf will be discounted for Collier County residents and youth with proper ID. A concession fee back to the county is to be negotiated.”

RECOMMENDATION:
To have the Board consider the redevelopment proposal presentation, direct staff to develop and solicit an invitation to negotiate for the design, construction, and operation of the Golden Gate Golf Course, including but not limited to a 9-hole public golf course, driving range, short game area, and clubhouse with a restaurant open to the public, along with a First Tee learning center, with Collier County residents being provided a 12/12/2023 discounted fee structure and a fee to be paid to the County, and bring a contract award to the Board for consideration.
