Luxury condo projects announced for Naples’ “Miracle Mile” on Gulf Shore North.

Kolter Urban is moving forward with major investments along Naples’ “Miracle Mile,” unveiling more details about two high-end condo developments near Gulf Shore Boulevard North.
This area, recognized for its resilience after Hurricane Ian in 2022, is undergoing significant transformation with a wave of new development, according to a recent article by Laura Layden of Naples Daily News.
One of Kolter Urban’s upcoming projects, Olana Naples Residences, will feature 12 expansive luxury condos in a six-story building overlooking the Gulf of Mexico. Prices start at $30 million, making it the most expensive new condo development on Florida’s west coast.
Exclusive Features of Olana Naples Residences:
- Over 10,000 square feet of living space with 80 feet of direct Gulf views
- Five bedrooms, seven bathrooms, and two powder rooms
- Private resort-style amenities, offering a single-family home feel with enhanced privacy and security
- Luxurious features like a state-of-the-art theater room, chef’s kitchen, private wellness spa (with steam and sauna rooms, cold plunge, and fitness center)
Designed by Randall Stofft Architects and SB Architects, with interiors by Champalimaud Design from New York City, these condos will have floor-to-ceiling glass walls, private elevators, Gulf-view terraces with built-in grills, and grand living areas. Ground-floor units will include private patios and pools.
Residents will also enjoy 24-hour concierge service, a resort-style pool with private cabanas, and direct beach access.
Kolter and South Florida-based BH Group acquired the 2.5-acre beachfront property in April for $102.6 million. The site, located at 1121 Gulf Shore Blvd. N., was previously home to the Bahama Club, a mid-rise condo that sustained significant damage from Hurricane Ian. While zoning permitted 45 units, Kolter chose to create an ultra-exclusive waterfront development.
Kolter’s Second Major Investment: 3300 Gulf Shore
In January, Kolter Urban expanded its presence along the Miracle Mile by purchasing another prime beachfront site for $92.5 million. The company is planning an eight-story condominium with 51 luxury residences, featuring waterfront views. Prices will start at $3.7 million.

Located on the former site of The Executive Club in the Moorings, this was a 55-plus community with 46 residences that suffered extensive hurricane damage. The building was later demolished to make way for redevelopment. Youngquist Brothers originally bought the land for $60 million in early 2023 before selling it to Kolter.
Kolter Urban’s Expanding Florida Portfolio
Beyond Naples, Kolter Urban is behind several high-profile projects, including The Ritz-Carlton Residences in Sarasota, Saltaire St. Petersburg, ONE St. Petersburg, and Hyde Park House in Tampa. The company is also developing The Island at West Bay Club in Estero, a 24-story luxury tower with 86 residences, offering views of the Gulf and a championship golf course, with prices starting at $3 million.
Kolter Urban has completed or is actively developing more than $6.3 billion in luxury residential projects across the southeastern U.S., focusing on waterfront, water-view, and walkable downtown locations.
