Florida leads the country in new home listings.
Realtors in the area have long complained about the lack of residential inventory, but a recent survey claims that Florida is overflowing with real estate listings.
In fact, the Sunshine State leads the nation in this highly followed category, with 20,655 new house listings per 100,000 properties over the previous three years, according to a recent article by Mark Gordon of the Business Observer. Using information from the U.S. Bureau of Labor Statistics, RentCafe, and Realtor.com, the analysis from California’s Ruby house Luxury Real Estate tracked new house listings nationally from January 2020 through June 2023.
According to the report, Florida received at least 1.7 million property listings during that time, or 42,365 new listings every month. That represents at least 10% of the nation’s new inventory: Every month, almost 400,000 new homes are added to the market nationwide.
Geographically speaking, the states that come after Florida in the ranking are spread out. Next in line were South Carolina, Utah, Nevada, and Idaho.
Unsurprisingly, many of the top 10 states also place well in lists of the states with the most net migration gains or new inhabitants. A minor surprise is what? No one from the high-ranking states where residents are leaving in large numbers—California, New York, or Illinois—makes the top 10. It makes sense that home listings would appear after such a mass departure of individuals.
This factual nugget is mentioned in the research, which claims that “new property listings appear most frequently in the South and West, with no Northeast or Midwest states ranking among the top spots.” (Delaware, ranked No. 9 in the survey, is the only state from either area and is located in the Mid-Atlantic.)
According to the data, there are 172,280 new ads available on average in Southern states each month. Comparatively, 58,285 new listings are introduced to the market each month in the Northeast, 82,669 in the Midwest, and 89,644 in the East.
