Existing home sales in South West Florida saw a significant decrease in the month of December 2022, particularly in the coastal counties. According to the latest data, the coastal counties had a total of 1,589 single-family home sales in December 2022, a decrease of 37 percent from December 2021 and a 17 percent increase from November 2022.

In Lee County, single-family home sales totaled 955 units in December 2022, a decrease of 476 units (33 percent) from December 2021. Despite this decrease in sales, the median price in the county increased from $402,000 to $407,950 over the same period.

Collier County also saw a decrease in single-family home sales, with 351 units sold in December 2022, a decrease of 214 units (38 percent) compared to December 2021. However, the median price in the county rose by $50,000 from $730,000 in December 2021 to $780,000 in December 2022.

Charlotte County reported 283 existing single-family home sales for December 2022, down 45 percent from the 519 units sold in December 2021.

Overall, the decline in existing home sales in South West Florida in December 2022 may be attributed to a combination of factors, such as the ongoing COVID-19 pandemic and the impact of natural disasters such as hurricanes. Despite the decrease in sales, median prices in some counties have seen an increase, indicating a strong demand for housing in the region.
